Legal Requirements for Rental Properties in the UK
By law from the 1st of October 2015, landlords are required to ensure smoke detectors are fitted within all their rental properties. The regulations state that smoke detectors/alarms are to be installed on every level of the property with a battery-operated alarm if your property was built prior to June 1992.
All properties built since June 1992 must have interlinked mains-connected smoke detectors/alarms on each floor of the property. This type of installation would require a professional install from a qualified electrician as it needs to be wired back to the properties consumer unit/fuse box.
For each new tenancy beginning on or after 1 October 2015, landlords must check that all alarms fitted within the property are in good working order on the first day of the tenancy. The regulations are there to ensure the safety of private sector tenants.
Smoke alarms must be checked regularly to ensure that they are in full working order.
If the local authority has reasonable grounds to believe the landlord has not adhered to the regulations a notice will be issued, which could lead to a civil penalty fine of up to £5,000
